This popular neighborhood contains 270 acres of residential (detached and zero lot line attached dwelling units), office campus, and commercially zoned districts at three quadrants of Duncan and Windsor Roads, southwest Champaign. Unlike traditional subdivision developments, Robeson Meadows significantly deviates from municipal street and geometric standards setting new design criteria for development in Champaign and other communities.

These performance standards include boulevard landscape collectors and cul-de-sacs with interior planned parking. The office campus and commercial park land use transition is and extension of the architectural styles of the residential areas providing a transparent aesthetic land use transition.

Drainage and stormwater retention for the area is provided by interconnected lakes, ponds and open space which also enhance the area as recreational features. Multi-stage weir control structures allow detention and pass-through flows from the dominant land.
