Background

A private client engaged us to evaluate the feasibility and estimated costs of extending sanitary sewer service to 90 acres of undeveloped property. Both the client and the municipality faced the challenge of defining a development strategy that would address immediate project needs while supporting long-term growth objectives for the property and the surrounding community.

Approach

The evaluation examined potential future land uses and conceptual development patterns aligned with the municipality’s comprehensive plan and the sanitary district’s regional flow allocations. We conducted in-depth research into existing site conditions, reviewed prior infrastructure installations, analyzed regional planning documents, and coordinated closely with regulatory agencies. Multiple alternatives were developed, each assessed for its opportunities and constraints, then compared side by side to identify the most strategic path forward.

Results

Our site design and development team delivered practical, forward-thinking alternatives for extending sanitary sewer service that minimized anticipated infrastructure costs while unlocking the greatest long-term development potential for the property. The recommended solution not only supported development of the original 90 acres but also revealed an additional 100 acres of adjacent land with strong future development potential — creating a compelling foundation for sustained community and economic growth.
