A public client engaged us to develop a comprehensive master plan for a 300-acre neighborhood within a tax incremental district (TID). The effort encompassed nearly five miles of new public streets and utilities, along with regional stormwater infrastructure designed to support long-term growth. The project represented a significant opportunity to shape a connected, resilient community while strategically leveraging public investment to catalyze development.
Our team led a structured and forward-looking series of due diligence investigations to build a clear understanding of existing conditions and constraints. These efforts included land surveying, aerial mapping, wetland delineation, geotechnical investigation, groundwater evaluation, endangered resource screening, environmental site assessment, and traffic impact analysis.
Using this foundation, the team explored conceptual street and block patterns, utility corridors, drainage strategies, and park spaces that balanced functionality, placemaking, and infrastructure efficiency. Future land uses were applied to the conceptual layouts to develop a master development matrix and a logical phasing strategy. We then advanced the vision through proposed land divisions, public infrastructure design, permit applications, and bid documents, creating a clear pathway from planning to construction.
Our site design and development team delivered a systematic, data-driven framework that evaluated undeveloped land, optimized infrastructure investment, forecast future growth, and guided the entitlement and construction processes. The master plan provided clarity and momentum for public infrastructure implementation while supporting private development opportunities.
Collectively, these efforts positioned the project to generate approximately $500 million in incremental value in alignment with the TID project plan, laying the groundwork for a vibrant neighborhood that reflects thoughtful planning, fiscal responsibility, and long-term community benefit.
