A private client engaged us to evaluate existing site conditions and analyze potential reconfiguration options for a parking facility accommodating approximately 600 vehicles. While the parking lot met basic functional needs, the client sought opportunities to improve overall user experience by enhancing wayfinding, circulation efficiency, traffic calming, and pedestrian connectivity and safety. The project presented an opportunity to rethink how the site functions for drivers and pedestrians alike, transforming a utilitarian space into a more intuitive, safer, and welcoming environment.
We began with a comprehensive assessment of existing conditions, examining physical layout, access points, operational patterns, topography, and drainage characteristics. This initial analysis provided a clear understanding of constraints and opportunities inherent to the site.
Building on this foundation, the team evaluated the client’s operational goals alongside applicable design codes, development review processes, and required permit approvals. With these considerations in mind, our team developed a range of design alternatives that varied in level of intervention, including minor reconfiguration, partial reconstruction, and full reconstruction scenarios. Each alternative was thoughtfully developed to balance functionality, safety, and long-term flexibility. Rough order-of-magnitude infrastructure cost estimates accompanied each option, allowing the client to clearly understand potential investment levels and tradeoffs associated with different approaches.
Our site design and development team delivered a suite of practical, well-defined alternatives that empowered the client to make an informed decision aligned with their priorities. The options demonstrated how targeted design strategies could improve circulation, clarify wayfinding, calm vehicular traffic, and strengthen pedestrian connections—all while respecting budget considerations.
With a clear understanding of costs, benefits, and implementation pathways, the client was able to select a solution that advanced safety and usability goals while fitting within an acceptable capital expenditure. The outcome provided not only a clearer path forward for the parking facility, but also a renewed vision for how thoughtful site design can elevate everyday user experiences.
